Electrical Installation Condition Report (EICR)


Completing an EICR means that your property complies with all of the latest government legislation. Whether you are a new homeowner, landlord, letting agent or business owner, you will require an EICR. 


An EICR check for any defects in the wiring in your property. Any defects are classified as:


C1 - Danger Present

C2 - Potentially Dangerous

C3 - Requires Improvement


If any C1 or C2 codes are found then you will need to have further electrical work to bring your property up to scratch. Sheaworks Ltd can additionally provide any repair work that is necessary.


All electrical installations in your property will deteriorate over time due to regular use. This means that you will have to undertake an EICR every few years. How often you require an EICR depends on the property itself. A new domestic property can be certified for up to 10 years, but will need to be inspected every 5 years after that. A commercial property needs to be inspected more often than this and will usually require an inspection every 3-5 years.


If you are a landlord of a rental property, you will be required to provide an Electrical Test Certificate to any new tenants. As of the 1st July 2020, an Electrical Safety Inspection must be completed before a new tenant moves in. If you currently have an Electrical Test Certificate then it must be within 5 years of its test date in order to be valid. Landlords must the have their property electrically tested every 5 years,


An EICR checks for a variety of things, including:


  • Whether your electrical circuits are overloaded
  • Electric shock hazards
  • Fire hazards
  • Defective wiring
  • Lack of earthing or bonding


PAT Tests


All electrical devices in your property should be regularly checked for any faults or damages in order to maintain the safety of the appliance. At Sheaworks Ltd, we can complete any PAT test on the electrical appliances in your property.


Being a landlord or owning a commercial property means that you are responsible for the safety of all electrical apparatus in the building. As such, you should have a PAT test completed at least once a year. 


A PAT test determines if there are any faults in your electrical appliances. This can be a variety of things from the earth bonding to the wiring to the electrical insulation resistance. Upon completion of the PAT test you will be informed of the fault and whether it can be repaired. If the device is safe to use then you will be provided with a certificate of confirmation.
